Registration

With your request and our subsequent reservation confirmation you conclude a binding rental contract. We reserve the right to correct obvious errors, such as printing and calculation errors. Special requests, bookings under one condition and verbal ancillary agreements are only valid if they are confirmed by us in writing.

Down payment and payment

The down payment is 30% of the total price and must be paid no later than 5 days after the reservation confirmation. The balance of 70% must be paid no later than one month before the day of arrival, otherwise the reservation will be canceled and the deposit will not be refunded. The amounts of the down payment and final payment result from your rental contract. Payment is made via bank transfer. All bank charges are at the expense of the client.

Deposit

A deposit must be paid upon arrival. The deposit is €1000 for tenants under the age of 25 and €500 for tenants over the age of 25. If the holiday home is returned in the same condition as the tenant found it, the entire amount will be refunded. In case of damage or heavy soiling, nothing or only a part may be returned to you.

Pets

Pets are not allowed in the entire property.

Arrival

Unless otherwise noted, from 4 p.m. Complaints about the house (cleanliness, defects, etc.) will only be considered until 7 p.m. on the day of arrival. The tenant has the right to use the rented property, including inventory and commodities. The tenant is responsible for everything that belongs to the rental property. The tenant is obliged to report all defects and damage that occur during the rental period immediately. When moving out, the property must be handed over by the tenant with all accessories in the same condition as found on arrival, i.e. all furnishings in the same place, refrigerator and cupboards emptied, dishes and pots cleaned of leftovers and etc. He is responsible for the damage caused by him and his companions, whereby the tenant is responsible for proving that he is not at fault. The rental property may not be occupied by more people than stated in the rental contract. The specified maximum number of people also includes (small) children, unless otherwise agreed with us. In the event of overcrowding, the landlord has the right to reject excess persons.

Departure

The house must be vacated by 10 a.m. at the latest and left in good condition. All keys, remote controls for the gate and alarm system must be handed over to the landlord in full. We ask you to take all rubbish to the rubbish collection point, to wash all the dishes and to store them in the cupboards. If the house is left in an unacceptable condition, a reasonable surcharge for final cleaning must be expected, max. 250€.

Withdrawal

If the tenant is unable to take the agreed vacation, he must notify the landlord as early as possible. However, he remains liable for 30% of the rent. If the agreed rental period is not fully adhered to, the entire rent for the agreed period must be paid. In the event of later cancellation and non-commencement of the trip, the entire rental price will be charged. If we withdraw from the contract before the start of the trip (due to force majeure such as war, strike or damage to the rental property through accidents, fire and water damage or similar compelling reasons), all amounts paid will be refunded immediately, further claims are expressly excluded. If we cancel the rental agreement after the start of the trip, you will only be charged for the rent that has accrued up to that point, along with ancillary costs, and you will be refunded the rest.

Insurance

We recommend taking out travel cancellation insurance.

Liability

No liability can be assumed for disruptions to performance, the cause of which is beyond our control, in particular war, strikes, natural disasters, etc., as well as disruptions to performance in the areas of transport, supply and disposal (e.g. water, energy, access routes), especially if these Disruption caused by force majeure or the local climatic conditions.

Overbooking

In the event of overbooking or if 2 interested parties rent the holiday home at the same time, the rental contract will be concluded with the interested party who completes the booking first. Compensation for this is not available to the other interested party.

The day of arrival

Must always be Saturday and full weeks must always be booked, which means 7 days, 14 days, 21 days, 28 days, etc.
